Associate Director, Student Center
(Operations and Maintenance)

Position Description: The Associate Director is
responsible for the daily administration of the Student Center, including
several auxiliary functions, physical operations of the facility, and staff
supervision. This position performs diverse daily duties to achieve optimal
building efficiencies and staff performance that affect revenue streams
exceeding thirteen million dollars annually.
Responsibilities:
Direct administrative duties including building engineering, operations, and maintenance with responsibility for facility management including building and campus policy enforcement, risk management, security, safety, facility reservations and Scheduling Office, direction of all physical arrangements, supervision of custodial and housekeeping departments, Audio/Visual department, and grounds personnel.
Responsible for the physical condition and hospitable environment of a 58-million dollar facility and all equipment inventories, key control, and after hours access authorizations.
Assist the Student Center Director with contract management and administration of a leased bookstore and two major food service contracts which includes summer conference dining in the Student Center.
Serves as the senior staff designee in the absence the Student Center Director.
Responsible for coordination of facility maintenance and operations including, repairs of utility systems and all mechanical, electrical, plumbing, sound, kitchen, and special equipment. Coordinates repair, replacement and modernization of plumbing, heating, ventilation, and electrical systems, to meet federal and state codes and guidelines, and motivational skills to achieve specific objectives.
Identify facility needs and appropriate funding sources, set goals, make plans, develop budget assumptions and models, direct efforts, and measure results.
Establish priorities for performance of staff with emphasis on customer satisfaction. Provide ongoing support toward this objective through example, meetings, and training.
Develop, implement, and enforce departmental and Student Center policies, procedures, and goals.
Responsible for the development, preparation, and implementation of all business and fiscal aspects and annual budgets for Operations & Maintenance, Audio/Visual, Facility Reservations and Scheduling, and Custodial departments.
Administer contract maintenance, including negotiations with vendors. Monitor the effectiveness of policies and procedures and provide guidance to staff performing day-to-day operations regarding programming and on-site adjustments to continuously update and synchronize all systems. Must be proficient in Honeywell Delta 21 System and Honeywell Building Control Language, a proprietary computer language.
Plan, coordinate, and directly supervise all work related to design and final construction of maintenance and capital improvement projects. Coordinate efforts of Plant and Service Operations, Engineering Services, and external architects and engineers.
Make administrative decisions on policy and operational safety issues. Develop, plan, and implement policies and procedures in conjunction with roles as Building Safety Officer/Emergency Coordinator
Required Qualifications: Master's
degree required. 7 years of progressively responsible experience in major
facility management and maintenance operations, risk management and supervision
of staff, preferably in an educational setting. 3 years budgeting experience.
Preferred qualifications: Knowledge of basic building systems and safety
requirements. Ability to communicate effectively and experience in developing
and maintaining sound operational procedures and implementing unit
administrative policies and procedures. Must have demonstrated managerial,
organizational, and supervisory skills, as well as excellent verbal and written
communication skills. The incumbent must be sensitive to all issues involved
with life, safety, and security of all participants.
This is a security-sensitive

Salary: Commensurate with experience
